HOME INFORMATION PACKS (Click for Example) - Given half a chance can be an invaluable source document of prior knowledge for potential viewer / buyers. Cash may be King when buying a property but information is its Queen. The Home Information Pack (HIP), if read contains quality information that can raise the confidence of potential viewers and buyer when it comes to making offers. The biggest draw back is the lack of easy availability. As it is a PDF document there is no reason why it is not made available online, Links2Beds does just that together with all other marketing material.. Then perhaps the "Seller" who is normally a "Buyer" too, will also see the value of their expense. Q. Do you have to commission a HIP? A. If publically marketing. Yes, if selling privately (no marketing whatsoever) - No. Q. Do you have to order your HIP through your selling Agent? A. No, shop around, although your Agent can be a useful one stop process. Q. Does all the HIP content have to come from the HIP supplier.? A. No. The EPC is in effect a Stand-Alone document. Therefore ask your HIP supplier for a quote, with and without an EPC. However it is simpler to order all together. Q. How long does a HIP last? A. Varied answer but if you do not take the property off the market before it eventually sells, it has no expiry date. However the buyers Solicitor will recommend the Buyer re-fresh's the searches if they are likely to be more than 6 months old at the point of Exchange. Q. Can I market my property before I have a HIP. A. No. Although a "Short HIP" does allow you to. Q. How long does it take to compile a HIP. A. Again this can be varied but 4 weeks is a guide. However a Short HIP can be in place in as little as 4 days or so. |

Leasehold HIPS cost more and can take longer to compile. * The HIP must be made available on request. However to be fully useful, Links2Beds recommends all elements of the HIP should be available "Online" |
